Mid-2nd Quarter Update: Davidson County, the Triad & What’s Ahead

Davidson County continues to show encouraging strength as we move through mid-Q2 2026.
 
Inventory has expanded more than 20% year-over-year, giving buyers more choices and easing some of the intense competition we’ve experienced in recent years.
 
Even with increased supply, home values remain healthy, with the median sales price now around $308,000 and average sales prices climbing more than 8%. Homes are taking longer to sell, averaging about 67 days on market, and pending sales are slightly lower, signaling more intentional and price-conscious buyers.
 
The positive takeaway? Closed sales are actually up over 8%, proving that well-prepared, strategically priced homes are still attracting serious buyers and successfully closing.
The Bigger Triad Picture
 
Pending sales are down approximately 12%, with closed sales down over 7% compared to last year. At the same time, inventory has increased nearly 19%, giving buyers more negotiating power and creating a less competitive environment overall.
 
Despite slower activity, pricing has remained remarkably stable, with the median single-family home price across the Triad holding near $310,000. This doesn’t signal a declining market—it signals recalibration. Sellers can still succeed, but pricing strategy, home condition, and realistic expectations have become more important than ever.

Homes are likely to sit longer than they did during the fast-moving seller markets of recent years, and buyers will remain highly price-sensitive. This opens the door for more negotiation, including repair requests, seller concessions, and closing cost assistance—but most experts still project pricing stability rather than significant declines.
